For condo corporations, stratas and the companies that manage them

Every building, every asset, every inspection in one place.

Condo Inspection replaces the spreadsheets, photo folders and email threads your building's history currently lives in. Inspect on site from your phone, track every component from installation to replacement, and produce a complete, branded report in seconds.

No credit card. Set up in an afternoon.

  • Built and hosted in Canada
  • Your data belongs to the corporation, in writing
  • Available in English and French
1. Rooftop HVAC unit 2. Elevator 3. Boiler & mechanical room 4. Garage door

You already have the information. It's just scattered.

  • The building's history is in someone's inbox

The last roof inspection, the pump warranty, the photos from the water damage in unit 304. All of it real, all of it findable, and none of it in one place.

  • The reserve fund component list is three years stale

It was accurate the day the study was delivered. Then a supplier changed, a manager changed, and now you're paying someone to rebuild an inventory you already had.

  • When the board asks for proof, it takes days

Answering "what was inspected, when, and by whom" means digging. Every single time.

How it works

Know the building. Never miss a maintenance. Prove it.

Know the building

Every asset gets a record: category, zone, brand, model, serial number, Uniformat code, exact location, installation date and installer, photos, warranty, insurance, service contracts, remaining useful life and replacement cost. Attach it to a unit or to common elements. It's the building's technical file, and it stays current because the people doing the work are the ones updating it.

Never miss a maintenance

Set a schedule once, whether that's quarterly, annually or every 18 months, and Condo Inspection creates the work and reminds the right person before it's due. Overdue, this week and this month lead the dashboard. Reminders also cover service-contract renewals, cancellation deadlines, insurance expiration and upcoming replacements.

Prove it

Visit reports, maintenance history, upcoming inspections, incident history, asset invoices. Every one of them generated from data you already captured, carrying your logo and colours, exported to PDF, Excel or Word.

Everything in the platform

Built for the way buildings actually get managed

  • Asset registry

Categories, zones, brands, Uniformat codes, warranties, insurance, service contracts and budgets for every component of the building.

  • Inspections & visits

Run a full inspection against a checklist, or log a quick visit in thirty seconds. Photos and video from the phone in your hand.

  • Scheduling & reminders

Recurring maintenance, calendar view, assigned owners and push notifications, so nothing arrives as a surprise.

  • Incidents & claims

Water damage, fire, vandalism: one file holding the units affected, suppliers, invoices, insurance details and status from first call to closure.

  • Reports & exports

Ten report types, your branding, PDF / Excel / Word, filed straight into your document library.

  • Documents

Folders, permissions and secure share links, so plans, certificates and contracts stay with the building instead of on someone's laptop.

In practice

From the mechanical room to the board meeting

  1. 1

    Plan the route

Open the map. See every building with unstarted inspections and find which of your people is closest, within the radius you set.

  2. 2

    Inspect from your phone

Work through the checklist for each asset. Photograph what you find. Add a note. Flag what needs follow-up. Install it once and it opens from your home screen like any other app.

  3. 3

    The report writes itself

Everything captured on site becomes an inspection report with photos, findings and your logo. No re-typing in the evening.

  4. 4

    The board sees the proof

Give board members their own access, either read-only or with the right to create and complete inspections. They stop asking whether the building is being maintained, because they can see it.

Works with what you already run

Native CondoManager and Condo Web integration

If your firm runs CondoManager, Condo Inspection is not another silo. Create a Condo Web task straight from an inspection finding, assign it to the right person, push documents and finished reports into Condo Web, and keep units, owners and buildings consistent across both.

  • Not a CondoManager customer? Condo Inspection runs perfectly well on its own.

Trust

The data belongs to the corporation. That's in the contract.

Inspection reports, documents, photos, technical records and maintenance history relating to a corporation remain the exclusive property of that corporation, including when a management company or a third party pays the subscription. Mon Condo Web is the technology provider and hosting service, and claims no ownership over your data.

Access is role-based: managers, site administrators, operators, board members with read or write rights, committee members and suppliers each see only what they should. Support access is logged and auditable, every time. Nobody can look at your records invisibly.

It's built and hosted in Canada, which also means one straightforward answer when your board's counsel asks where the records are.
